Resident Requirements

• Monthly income must exceed three times the monthly rent
• A complete application is required. In some cases a guarantor is required
• A $25 application fee is required for each applicant
• A favorable credit history and a minimum Beacon score of 600 are required
• Occupancy restrictions:
  • One bedroom: Two people
  • Two bedroom: Four people
  • Three bedroom: Six people
• In accordance with the City of Greenville ordinance, we allow no more than three unrelated persons per dwelling
• Applicants must not have three or more late rental payments and/or non-sufficient funds in a consecutive 12 month period
• Applicants must not owe any other apartment community or utility company - Collection must be paid in full and a receipt showing payment must be provided
